The Space
• PLEASE READ BEFORE BOOKING •
As important as reading what the space offers, is understanding what it does not:
•The neighborhood is mostly families with young children and elderly residents, many of whom are very sensitive to smoke. Smoking of any kind or lighting fires (e.g., candles or incense) inside the unit, on the premises, or in the public spaces around the home is absolutely prohibited. If you are seeking to smoke or light any sort of flames, please, kindly look for another home.
•The neighborhood is a designated drug-free zone.
•Sorry, no pets allowed.
•Please note that there are outdoor security cameras on the premises.
•The unit is strictly limited to the use of up to two people. Please respect that this is a space for paying guests, not for inviting/entertaining other guests that are not part of the reservation.
•The neighborhood is far from a busy, urban space • it is extremely quiet and residential. It is not a place where loud noises/music, disruption, or any sort of partying is welcomed.
•Come here for the same reason we, and all our neighbors live here: an escape, a getaway, and amazingly close to all the action in DC, while also being far enough removed from it all.
• THANK YOU •
•
Enjoy everything DC has to offer from the lower level of my family's home, in this inviting studio apartment! The space was designed by one of the area’s top architects and design firms and features high-end finishes, such as: Benjamin Moore’s color of the year, Simply White, throughout the home• rare and stylish Volga Blue granite countertops• a custom-made “barn-style” closet door• recessed dimmable lights• and a functional open layout. Key-less entry, through your own private entrance, makes check-in a breeze.
The unit is perfect for both business and relaxed pleasure visits to our nation’s capital. Just one mile away, you will find the nearest subway station, which can take you anywhere you need to be around the city and beyond. Even closer, and only a few blocks away, you can access the S9 Express and S4 buses, which take you straight down 16th Street, and into the heart of the District in minutes! There is also a Capital Bikeshare depot two blocks away and ample street parking.
For my more outdoorsy guests, there are two beautiful parks for hiking, nearly adjacent to the home: Piney Branch Park and the District’s “crown jewel,” the locally-beloved Rock Creek Park. Critically-acclaimed restaurants, cafes, and entertainment abound in the neighboring Columbia Heights, Petworth, Mt. Pleasant, and U Street Corridor areas of the city, which are close enough to be easily accessible, but far enough away for you to comfortably enjoy the serenity of our peaceful neighborhood•we are always happy to provide you with additional recommendations, should you want them.
The studio can comfortable sleep up to a maximum of two (2) people, whether on the ultra-relaxing Serta memory foam queen bed or the chic Room & Board-designed futon sofa bed. The unit comes fully-equipped with a kitchenette, featuring an induction burner, coffee maker, tea kettle, disposal, Delta Trinsic fixtures, full-size Samsung stainless steel fridge and freezer, as well as a washer & dryer for your laundering convenience. The studio also has a 40” SmartTV plus Roku to stream your favorite shows & flicks at your leisure.
•Please Note: this is the lower-level of a home belonging to my family of four: two adults, a 4-year old, and a 7-year old. While we have done our best to soundproof the home, you will likely hear the noises of our active, energetic, children running and playing if you stay here.•
Additional Rules
Do NOT flush anything other than toilet paper. No feminine products, baby wipes, condoms, nor paper towels should be flushed at any time. If it is found that any of these items have been flushed and clog the septic system you will be held responsible for the cost of repair. NO smoking, no candles, no incense or lighting flames of any kind please (fire hazard).
This is an extremely quiet, calm part of DC. We ask all guests to please be courteous to my neighbors and others at this property above by keeping noise volumes at a reasonable level at ALL times. From 10 PM - 8 AM please adhere to very strict quiet hours, where noise is kept to an absolute minimum.
Though there is no driveway parking, there is ample off-street parking for guests. We do ask that you please be sure to park in a manner that allows the most number of cars to park on the street (e.g., you should be able to fit two cars if you park directly in front of our home). While we do feel comfortable and safe in the area, we do urge all guests to be very mindful of their belongings in their vehicles and in the unit • make sure to always lock doors and keep valuables out of sight! Lastly, while the space is thoroughly insulated throughout and we provide a thick, cozy comforter, blanket, and space heater, please be mindful that heat does rise and so basements tend to be just a touch cooler than the rest of the house during winter time. Keeping the storm door closed at all times can help with this and, of course, we are always available and on-call to adjust the temperature to maximize comfort.

This home is in Crestwood, a neighborhood with green lawns, beautiful houses, and quiet streets virtually devoid of traffic just to the north of Columbia Heights and Mount Pleasant. And if you’ve never heard of Crestwood, you’re not alone. The relatively peaceful, upscale residential area that sits between 16th Street and Rock Creek Park is located near some of the city’s more popular neighborhoods, but is simultaneously isolated.
Crestwood is distinctly quieter than neighborhoods just a few blocks away, and there’s almost no through traffic. Many of the homes sit on large plots of land that haven’t been subdivided for new construction, and just about every lawn is green and dotted with flowering bushes. Crestwood is essentially an island of serenity east of the Park.
I highly recommend using ride-sharing services:
